This Rental Agreement is executed today 1st day of July, 2025 at Hyderabad by and between:

, aged residing at

Hereinafter called the LANDLORD which term shall mean and include all his heirs, legal representatives, executors, administrators, and assignees etc. of the ONE PART.

AND

, aged , residing at

Hereinafter called the TENANT which term shall mean and include all his heirs, legal representatives, executors, administrators, and assignees etc. of the ANOTHER PART.

WHEREAS the LANDLORD is the sole absolute LANDLORD and possessor of the property bearing

NOW THIS LEASE AGREEMENT WITNESSETH AND IT IS AGREED BY AND BETWEEN THE PARTIES (THE LANDLORD AND THE TENANT) AS HEREUNDER:

  1. That the Tenancy shall be initially for the period of 11 months with effect from and may be renewed from time to time with mutual consent of both the LANDLORD and the TENANT.
  2. That the rent payable by the TENANT to the LANDLORD or his Authorized person, in respect of the said premises, shall be (Eight Thousand only) per month which shall be payable on or before the of every succeeding month.
  3. That the TENANT has paid a sum of - (Sixteen Thousand only) as interest-free rent advance, the receipt of which is hereby acknowledged by the LANDLORD by these presents. This advance amount shall be returned to the TENANT by the LANDLORD at the time of vacating the said premises after adjusting the dues such as rent, water charges, maintenance charges, and electricity dues, apart from the cost of damages if any. That tenant hereby agreed after completion of 11 months the rent will be increased by
  4. That the said scheduled premises have a separate normal three-phase household electricity connection, and the TENANT shall pay the electricity charges to the Electricity Board as per the meter reading noted on the card.
  5. That the Corporation Property tax and water and sewerage tax shall be payable by the LANDLORD but the TENANT shall pay the water consumption charges periodically and likewise any running charges consequent to the usage/consumption by the TENANT shall be payable by the TENANT.
  6. That the fittings and fixtures in the scheduled premises are in good condition and the TENANT returns the same to the LANDLORD in good condition excepting normal wear and tear before vacating the scheduled premises and the actual cost of damages if any, shall be reimbursable by the TENANT to the LANDLORD.
  7. That the TENANT has agreed to ensure a "minimum stay" for a period of 11(eleven) months.
  8. The TENANT has agreed to give notice before vacating the scheduled premises. In case of shorter notice, the TENANT has agreed to pay rent to the LANDLORD. The LANDLORD has agreed to give notice to the TENANT, which period does not consider the minimum stay period clause.
  9. That the TENANT shall not sublease or sublet either the entire or any part of the TENANTed scheduled premises. The TENANTed scheduled premises shall be used only for commercial purposes.
  10. That the TENANT has agreed to keep the scheduled premises clean and in hygienic condition, including the surrounding areas, and the TENANT has agreed not to do any action that would cause permanent/structural damages/changes without obtaining prior consent from the LANDLORD on impact and costs.
  11. That the LANDLORD shall be at liberty to inspect the scheduled premises by himself and or by any other authorized person(s) as and when necessary.
  12. That the TENANT has agreed not to keep any pet animals in the scheduled premises.
